The client
The “Oblò” project is a significant urban redevelopment initiative in Milan’s Gratosoglio district, promoted by Filcasa, which managed the development of the entire real estate operation.
The primary objective was to repurpose a pre-existing office building, transforming it into a modern “residential oasis” and thereby reclaiming valuable urban land for residential use.
The commercialization of approximately 55-57 housing units, ranging from studios to three-bedroom apartments and penthouses, highlighted a strong market interest in this type of renovation project.

The project
The intervention involved a complete structural renovation of the building at Via Costantino Baroni 190, adopting a design philosophy that blends modern and industrial elements with references to the traditional “Old Milan” architectural style.
Particular attention was paid to energy efficiency and living comfort, with the building designed to achieve Energy Class A3 through the integration of advanced systems such as solar panels, centralized underfloor heating, and air conditioning systems. Furthermore, each unit is equipped with a “Security Pack,” ensuring high standards of safety and modernity for future residents.

The realization
The construction phase was managed with precision and professionalism, with the architectural design and site management entrusted to architects Alessandra Sacchi and Riccardo Rocco.
The physical construction was handled by Cospe. Work on the site began in the latter part of 2023, between September and November, and proceeded smoothly, leading to the completion and handover of the building in November 2025.
This rapid and complete building recovery not only provided new homes but also made a concrete contribution to the visual and functional renewal of the urban fabric of the Gratosoglio district.
